Years ago, back when we were Realosophy Realty, we met a buyer outside a home she was considering, and she asked us the question that changed everything:

"What can you tell me about this home that isn't in the MLS listing?"

Most agents comment on what you can already see: the renovations, the finishes, the backyard. We focus on what you can't:

  • Was that renovation done without permits?
  • Is the parking or basement suite actually legal?
  • Will your kids get into the school you think they will?
  • Will a new development soon block your light or your view?
  • Will this condo feel like a community, or a revolving door of short-term rentals?

We surface the details that don't always make it into the marketing—including what the seller won't tell you. So you can move forward with confidence, not surprise.

That instinct to look deeper has guided us from day one.

During the pre-construction condo surge, when much of the industry was calling these purchases "can't-miss," the Move Smartly team urged buyers to slow down. Because the risks were high and the numbers didn't add up.

We said so publicly, even if it meant walking away from deals. Because we're not here to chase transactions. We're here to provide honest advice, even when the right answer is "not this one" or "not yet."

More than a decade ago, homebuyers couldn't even see what a property had sold for without contacting an agent. John testified in the Competition Bureau case that made sold-data public. The result is the transparency Canadians benefit from today.

John has spent his career challenging housing narratives that don't hold up to evidence. His research on investor ownership and housing market dynamics has been cited by the Bank of Canada, CMHC, and Statistics Canada.

He is also the creator of The Great Sell Off, a report investigating how homes have shifted from places to live into global financial investments.

His research has been shared with the IMF and cited by the Bank of Canada and CMHC. He is a frequent commentator on the Toronto housing market and real estate consumer and industry issues. John has contributed to the Globe and Mail, CBC, BNN Bloomberg, TVO's The Agenda, Toronto Star and other media, government and industry organizations. He most recently advised the Government of Dubai on international best practices for the real estate sector. John holds a B.Sc. in Economics from the University of Toronto and is a candidate in the Doctorate of Business Administration Program at the University of Toronto and Henley Business School (UK).
